Once a year it is recommended to have annual maintenance done on your furnace, this maintenance is referred to as a tune up.  The tune-up has 2 functions cleaning and inspection.

Tune-Up Cleaning

Your furnaces worst enemy is dirt!  Even though your filter does a good job of protecting it, even the most adamant filter changer will want an annual cleaning.  Without it, dirt and dust can build up around components, making them work harder than they should be and causing them to fail more frequently.  for maximum efficiency and increasing the life span of your furnace it is recommended to have it professionally cleaned once a year.

Tune-Up Inspection

Permits: How they work and why you need one

New equipment installation and home improvements projects are completed everyday in Colorado Springs.  It is the job if the Pikes Peak Regional Building Department to ensure that projects and installations are done safely and follow proper guidelines.  If you have never had a permit pulled on your home there are a few things you need to know to help the process run smoothly.

The Permit Process

The permit process involves a couple of steps.

First, before the project begins a permit must be pulled through Pikes Peak Regional Building Department.  This permit can be pulled by a homeowner or a contractor.  All appropriate permits must be pulled before work can begin.  Some projects require attachments by additional contractors.  For example, an AC requires a mechanical permit with an electric attachment before work can begin. Permits are only valid for 6 months.

Next, the project is completed.

Once complete, an inspection will need to be scheduled.  During the inspection a city inspector will review the project for code violations and safety concerns.  Inspections can be scheduled for any day, but the inspector may come at any time.  They do provide a 30 minute call ahead.  During the inspection, inspectors may find adjustments they would like to see on the project.  They will post these notes to your permit.

Once the job is completed to their satisfaction, your permit will be closed.

Permits that were not inspected or were left incomplete will remain open and eventually expire.  These expired permits can cause problems during the sale of your home or the renewal of your contractors license.

If you are concerned about the status of a permit on your home, you can call the regional building department or set up an account online.

Why You Should Get A Permit For Your Project

As a home owner, you want to make sure work is being done to appropriate quality standards. Even with DIY projects, it is a good idea to get a second look to make sure projects were done correctly and have no safety concerns. All licensed contractors should be pulling their own permits. Contractors skipping this part of the process or asking homeowners to pull permits may not be licensed. Additionally, permits are required for all projects when your house is being sold, so be sure that they are being opened and inspected for every home project.

Filters: The Key To A Happy AC

Did you know the furnace filter is one of the most important thing you can take care of to make sure your AC works well and has a long life.

How It Works

Many people are surprised to learn that their furnace works so hard in the summer months. Your air conditioner cools your air but the furnace moves it throughout your home. This means the motors and the fans are working hard all year long. Furnaces need the filter to protect them from dirt and debris. Without a filter,much like a vacuum cleaner dirt, dust, pet hair and other particles will build up on important components within your furnace and cause them to fail. Broken parts can be costly to fix and clean and incredibly inconvenient on days with extreme temperature.

In addition to needing protection from dust, furnaces need to be able to breathe to operate properly. As the filter becomes dirty, less air is able to move through it until eventually it can’t breathe at all. This can become a problem in the winter which can cause your furnace to stop heating, but in the summer it is even more crucial.

Since the AC cools the air and the furnace moves it, when the filter is compacted and the furnace is unable to move air properly the chilled air begins to freeze the inside of your coil and the lines to the condenser. As they freeze up, the air conditioner eventually is unable to perform.

How To Fix A Frozen AC (most of the time)

The most common problem we see in the summer months is a dirty filter. So if you notice your AC is only blowing warm air, the filter is the best place to start. Just changing the filter may not resolve your issues. If the unit has frozen it will need to thaw before it will operate properly again. To thaw your unit, set it to fan for 12 hours to ensure all ice is melted before turning it back on.
